A modern house has so many ammenities and comforts that no cheap self-built mud house would have.

Wall sockets, ceiling lights, large windows and sliding glass doors, garage, kitchen, bathtubs, toilets, sinks, plumbing, internet, granite countertops, expensive cabinets, fan vents, central heating, etc.

If you somehow added all that to a mud house it would get very expensive and you couldn't build it yourself, you'd need experienced professionals to build it.

Without those ammenities a modern house would have no resale value. Because everyone expects those things today.

HOAs wouldn't even allow it because your mud house would drag down the value of the entire block.
