If you're only doing the framing and roofing, you should get a price for someone to just do the entire house, you're just doing the cheap labor stuff. Especially if a recession hits, labor will be even cheaper.

You can look for a company that will build it at their shop and deliver it.

You still want a great design though, no one knows how to build. Make sure the building area is elevated to reduce moisture with the wood and interior. Maybe splurge for custom white oak boards at the bottom, you don't need treated fir above that, is boiled linseed oil 'toxic' for the exterior? The video is untreated wood.

Also, I found a $2k fantech HRV brand new for $150 on marketplace, if you keep an eye out. My water heaters too, found brand new ones cheap. If you know what you're looking for, you can look for circuit breakers too.
