If you're only doing the framing and roofing, you should get a price for someone to just do the entire house, you're just doing the cheap labor stuff. Especially if a recession hits, labor will be even cheaper.

You can look for a company that will build it at their shop and deliver it.

You still want a great design though, no one knows how to build. Make sure the building area is elevated to reduce moisture with the wood and interior. Maybe splurge for custom white oak boards at the bottom, you don't need treated fir above that, is boiled linseed oil 'toxic' for the exterior? The video is untreated wood.

Also, I found a $2k fantech HRV brand new for $150 on marketplace, if you keep an eye out. My water heaters too, found brand new ones cheap. If you know what you're looking for, you can look for circuit breakers too.

Are you just filtering for TVOC or pm2.5 & pm10 also?

If custom, plans for design will cost you. Set aside cash for that. I don't know how building permits work where you are, but here you need a set of plans passed and assessed/prepared. Structural set are usually emphasised. It sounds like you will need to subcontract more than you realise. Hydraulics, electrical, structural (carpentry).

What about fire safety?

The prebuilt tiny homes in my area cost roughly 100,000 at the base price. At about 350 ft.² +.

I figured if I bought a kit "lego", I could subcontract the electrical, plumbing and maybe the metal roof/insulation.  And save overall cost.

Or i can get it custom made by the contractor make sure they put wool insulation and have it shipped to the property.

No, actually the particles of the least important. I need a uncontaminated air source from the outdoors, and then from there, just a basic HEPA filter we'll do the job.

I'd look for a solid-wood shed builder. Your plumber can prepare the underground plumbing before it arrives. It doesn't need to be a trailer like those, they can deliver huge sheds off their trailer.

@integral if you buy a pre-built box and then contract out the services, that makes it a lot easier than doing the whole shebang from scratch. I think it's a much better plan tbh 

You might need a geotechnical consultant to assess where you plan to put it. Not sure. They will tell you soil types and stability, what is suitable for that location

Ya does are pretty good for the price but there is no insulation i assume. 

Some issues 

• LP Smart Siding is engineered wood (contains resins/adhesives)
• Plywood flooring has glue
• Architectural shingles are petroleum-based
• Standard insulated door may have foam core

Any construction grade wood will be heavily treated with chemcials. And if it isn't, it will get moldy and rotten.

Your needs are unreasonable.

These are just small companies, they'll build it however you want. They say free estimates.

 That's a good point, I am able to seal it with AFM Safecoat. It's a paint that you apply and it will seal off anything underneath and when the paint dries there's no off-gassing.

The Residential code allows me to have a yurt as a second property on the land, but not the primary.

So if I cant survive in the house after building it then I'll throw a yurt down in the backyard.

But i can also try living in a more off grid location with no electricity/running water/toilet... they allow yurts. Its on the experimentation list lol

The funniest part, you see all those studs, they're effectively radiators from the interior to the exterior. They went all 'super insulated' with foam but it's not much better than a standard wall when tested as a system. I did a double wall exterior, so exterior wall-1"gap- then an interior wall. Canadians have been transitioning to exterior insulation.

Then the foam seals it up tight, but no homeowners and many builders don't understand they then need to have intentional ventilation with these tight FOAM houses.

There's formaldehyde-free fiberglass insulation, by the way.

Just go live in a national park off-grid. My cousins did that (lived in the Blue Mountains of NSW).

Batteries/solar. Huge hot stove oven - light it at dawn and keep it on all day. Shit in a pit. Tanked water. I spent many summers with them. Their house was made of bluestone if I recall.

Full outdoor air all the time that is clean as fuck

I am used to building super specialised lab PC2 and up environments. Airlock cleanrooms, compounding pharmacies and pathology areas. It doesn't really apply to what you want to do. You need full blown BMS controlled mechanical systems to operate them in liveble conditions.

That's a pretty good idea. I was thinking of having a having a positive pressure fan pulling air into the house linked to many sensors each detecting a different type of contaminant and when it detects Anything bad around the fan it shuts the fan off. Then starts it back again when the air is clean. So only clean air is pulled into the house at any time. Good air catcher lol

LMAO I have that option right now, the problem is I can't use a wood stove! So I have to do only electric heating, and that's basically impossible in winter without insane electrical panel infrastructure. So if I do go this route I'm just going to freeze during winter, or just be under the covers all winter heating myself with my own body temperature. Also I won't be able to drink anything because The water is going to freeze. Any water I buy from the store like the 18 L jugs are all going to freeze during winter. I could probably survive without Heating but I can't survive without water. 

To heat with electrical in a tiny shed home 150 square feet you need about 30 KWH of electricity per day. This is like 12 solar panels.
