Yeah I'm trying to get the purchasing of the land and everything else necessary to all fit under 150k. 


How is this post just me acting out my ego in the usual ways? Is this post just me venting and justifying my selfishness? If you're only doing the framing and roofing, you should get a price for someone to just do the entire house, you're just doing the cheap labor stuff. Especially if a recession hits, labor will be even cheaper.

You can look for a company that will build it at their shop and deliver it.

You still want a great design though, no one knows how to build. Make sure the building area is elevated to reduce moisture with the wood and interior. Maybe splurge for custom white oak boards at the bottom, you don't need treated fir above that, is boiled linseed oil 'toxic' for the exterior? The video is untreated wood.

Also, I found a $2k fantech HRV brand new for $150 on marketplace, if you keep an eye out. My water heaters too, found brand new ones cheap. If you know what you're looking for, you can look for circuit breakers too.

Are you just filtering for TVOC or pm2.5 & pm10 also?

If custom, plans for design will cost you. Set aside cash for that. I don't know how building permits work where you are, but here you need a set of plans passed and assessed/prepared. Structural set are usually emphasised. It sounds like you will need to subcontract more than you realise. Hydraulics, electrical, structural (carpentry).

What about fire safety? 

I still think you are aiming for way too specialised with even 110k budget.

The prebuilt tiny homes in my area cost roughly 100,000 at the base price. At about 350 ft.² +.

I figured if I bought a kit "lego", I could subcontract the electrical, plumbing and maybe the metal roof/insulation.  And save overall cost.

Or i can get it custom made by the contractor make sure they put wool insulation and have it shipped to the property.

No, actually the particles of the least important. I need a uncontaminated air source from the outdoors, and then from there, just a basic HEPA filter we'll do the job.

I'd look for a solid-wood shed builder. Your plumber can prepare the underground plumbing before it arrives. It doesn't need to be a trailer like those, they can deliver huge sheds off their trailer.

@integral if you buy a pre-built box and then contract out the services, that makes it a lot easier than doing the whole shebang from scratch. I think it's a much better plan tbh 

You might need a geotechnical consultant to assess where you plan to put it. Not sure. They will tell you soil types and stability, what is suitable for that location

Ya does are pretty good for the price but there is no insulation i assume. 

Some issues 

  • LP Smart Siding is engineered wood (contains resins/adhesives)
  • Plywood flooring has glue
  • Architectural shingles are petroleum-based
  • Standard insulated door may have foam core

Any construction grade wood will be heavily treated with chemcials. And if it isn't, it will get moldy and rotten.

Your needs are unreasonable.

These are just small companies, they'll build it however you want. They say free estimates.

 That's a good point, I am able to seal it with AFM Safecoat. It's a paint that you apply and it will seal off anything underneath and when the paint dries there's no off-gassing.

The Residential code allows me to have a yurt as a second property on the land, but not the primary.

So if I cant survive in the house after building it then I'll throw a yurt down in the backyard.

But i can also try living in a more off grid location with no electricity/running water/toilet... they allow yurts. Its on the experimentation list lol

The funniest part, you see all those studs, they're effectively radiators from the interior to the exterior. They went all 'super insulated' with foam but it's not much better than a standard wall when tested as a system. I did a double wall exterior, so exterior wall-1"gap- then an interior wall. Canadians have been transitioning to exterior insulation.

Then the foam seals it up tight, but no homeowners and many builders don't understand they then need to have intentional ventilation with these tight FOAM houses.

There's formaldehyde-free fiberglass insulation, by the way.
